Requirements for “Short Sale” Approval – Bank Pre-Foreclosure

Short Sale Approval Requirements & Pre-Foreclosure Info
Information Provided by The Shultz Team, Short Sale Specialists in Ocala FL

In order for the Shultz Team to help you sell your pre-foreclosure property for less than what is owed on the mortgage, we will need the “Authorization to Release Information” form filled out completely with the name of the 1st mortgage company, phone, fax, account number, property address, your signature, printed name, and social security number for all parties on the loan. If there is a 2nd mortgage company involved, we will need their information as well.

If you are behind in payments and unable to meet the financial obligation to the mortgage lender, you should contact them directly and inform them that you have your home listed for sale with a Realtor who specializes in “short sales”.  Honest communication and an open dialog with your lender and Realtor will be very important in getting the best results possible. Your mortgage company may have the short sale package forms on their website that you can download or print out, detailing the exact items they require.

When an offer is received on your property, before we can submit the contract to your lender for approval, you will need to supply financial information proving your inability to make the mortgage payments. These items most likely will include but are not limited to the following:

1. Financial Statement signed and dated showing your gross income and all of your monthly expenses, i.e. rent, utilities, car payment, credit card payments, medical bills, home, auto, & health insurance, food, gasoline, etc.

2. Hardship letter detailing why you are unable to make the mortgage payments, i.e. divorce, loss of job, death in family, illness, medical bills, etc.

3. Two most recent pay check stubs for all parties on the loan. (If self-employed, provide the year to date Profit and Loss Statement.)

4. Two most recent bank statements for checking, savings, mutual funds, 401K, etc.

5. Statements of Disability/Unemployment, Retirement and/or Social Security benefits applied for or received. Include copies of any and all check stubs.

6. Income tax returns may be required.

Once you have assembled all of the above documentation, we can forward the listing agreement, fully signed purchase contract, Seller’s Net Sheet or Hud-1 settlement statement, and buyer’s loan approval letter to your lender’s loss mitigation department to begin the “short sale” approval process. Your mortgage company will order a “Broker Price Opinion” to determine the appraised value and market value of the property. They may make a counter offer if they find the buyer’s offer insufficient.

This may seem like a complicated and time consuming process, but all of it is necessary to achieve the goal of selling your home before it goes into foreclosure. Your prompt cooperation in supplying the documents will be vital for expediting the approval.  With a committed effort & patience on all of our parts, we can come to a successful conclusion without feeling overwhelmed.

If you feel you are in a position to attempt to save your home, please read our information on Loan Modification. To find out how The Shultz Team can help you sell your property, please feel free to fill out our Home Value Form for Marion County, FL.  You may also view our January 2009 Real Estate Statistics for Ocala, FL to get a feel for what direction the local market is heading in and what to expect if you decide to sell your home.

Reduce Mortgage Payments – Loan Modification and Refinancing Program

March 20th, 2009 shultz Posted in Foreclosure, Home Sellers, Homeowner Tips, Mortgages 2 Comments »

After the feds cut interest rates earlier in 2008, our federal government recently launched a new website designed to help homeowners to determine if they are eligible to qualify in the “Making Home Affordable” and loan modification and refinancing program.

Just go to www.MakingHomeAffordable.gov and follow the simple instructions. You may have heard of the $75 billion program designed to help homeowners make their mortgages more affordable or help them refinance if their home is worth less than their current mortgage.

To determine if you qualify, a homeowner should have the following information available.

1. Info about your 1st mortgage (monthly mortgage statement)

2. Info about a 2nd mortgage or home equity line of credit.

3. Credit Card account information (balances and monthly payments)

4. Monthly payments on all other debts like student loans, car loans, etc.

5. Your most recent income tax return.

6. Savings accounts and other assets.

7. Your monthly gross household income (include recent pay stubs or 1099′s).

8. A hardship letter explaining your circumstances that caused your reduced income (like job loss, illness, etc.)

For more information about what is going on in the Ocala/Marion County area, please feel free to review our Ocala Real Estate Statistics for January 2009.  If you are looking to sell your home or possibly need a Short Sale Specialist to help you through the short sale process, please fill out our Ocala Real Estate contact form, we are more than happy to assist you.

Ocala FL Pet Owners – A Must Read For Selling A Home With Pets

March 6th, 2009 lheraty Posted in Home Care, Home Sellers, Homeowner Tips Comments Off

Dog Pet Odors

Here in Ocala, FL we love our pets – and so do you!  Living with a pet can be very rewarding, and we know how much pets have become a cherished part of our family.  We wanted to offer some pet-friendly homeowner tips for those thinking about putting their property on the market.  Any homeowner who shares space with a pet knows that not everyone may be as receptive to them as you are. (They are our babies after all, right?)  The following tips are provided to keep your house as clean and fresh-smelling as possible.

  • The invisible pet. Sometimes owning a pet can put a bad stigmatism on the property for buyers – they may think that the property will smell, carry covered-up pet stains, harbor allergy-inducing dander, chewing/claw damage on floors and baseboards, etc…  Sometimes the best remedy for a pet owner is to make the buyers feel as if there was no pet at all.  A daily chore to pick up pet bedding, food bowls, hide litter boxes and dispose of “outdoor doggie debris” will appear as if your home never had a pet at all.  This will nip those stigmatisms in the bud and allow the buyer to view the home with an open mind.
  • Pet odors. All types of pet hair has an aroma, most of which homeowners can become desensitized to over time, but are immediately noticeable to those with more finely tuned olfactory senses.  Vacuum on a regular basis (at least weekly), even if the pet hair in question matches your furniture and you cannot see it. We promise you, your potential buyers can detect it. There are vacuums on the market made especially for picking up animal hair.
  • Regular baths. Sorry Fido.  This is obvious, but a regularly bathed pet makes for a clean house. Stopping odors at their source is one of the best preventative measures you could possibly take. One pet tip we have found is using a coal-tar shampoo, the shampoo strips hair clean of dirt and oil build-up, the clean scent is long lasting and it is great for keeping their skin healthy.  If you would like to do a little extra, you may also opt to condition the pet’s coat – this will prolong those good-smelling aromas.
  • Nail care. Keeping your pet’s nails trimmed also cuts down on scratched floors and fabrics.  It also allows for less dirt to be picked up outside and brought into your home.
  • Fighting stains. Look into a product known as Crypton. It is a stain-resistant fabric that includes suedes and twills. As always, leather and Ultrasuede are great choices for pet owners as they are less likely to harbor odors.  Carpets must be deep-cleaned as opposed to spot-treated.  Most marketed carpet cleaners do not get deep into the carpet and/or padding.  This means that the stains will lift up from deep within the carpet only to haunt you by returning later.  We have had great results with Stanley Steamer carpet cleaners, their commercial shampooing vacuums have the ability to jet in high-powered hot soapy water to blast out the dirt and enzymes, then uses high-power suction to take the dirty wash water away.  Spot removers usually just move the dirt around on the carpet and do not actually lift the problem away, thus causing an on-going issue.
  • Flooring alternatives. If you are deciding on new flooring or an upgrade, nix the wall-to-wall carpeting.  Carpet and padding absorb odors, trap pet hair and soak up stains. Hardwood, tile and laminate floors make for easy maintenance and help reduce allergies and are seen as a “plus” over vinyl flooring.
  • Appropriate toys. Rubber toys are a great alternative to pig’s ears and rawhide bones, especially if you have a mad chewer.  Chew toys such as Kongs and Nylabone not only keep your pet busy for long periods of time, have different densities of rubber for different chew power but are better for your pet’s health with no fat and little to no calories.  Pig’s ears and certain types of chew bones will most certainly stain your carpet (be sure to read the labels of your pet products).
  • Pet-sitter. Sometimes the best remedy is to perhaps have a friend or family member “baby-sit” your pet while your home is on the market, this will allow you to clean up pet dander and the odor will be greatly reduced.  Remember, not all people are “pet people” and you want the home to show as neutral as possible.

The average list price fell from $176,176to $133,296 or a decline of 24% for the same 12 months period.

The average price per square foot of living area for residential homes fell from $103 a year ago to $73 by the end of January 2009, for a decrease of 29%.

The median sales price fell from $140,000 to $110,000 for a decline of 21%.

Our MLS has 6431 active residential listings as of the March 4th, 2009, which shows another small decrease in inventory. Inventory has been declining since December 2007. 147 homes sold through the Ocala Marion County MLS in January 09, which is an absorption rate of 40.4 (which means a home would take 40.4 months to sell at the current rate of sales).

The Ocala/Marion County Real Estate Market is working hard on absorbing the many foreclosures and short sales. Sales volumes are up and prices are approx. 25% down. With interest rates still at an all time low and the recent approval of the $8000 tax credit we expect to see inventory continue to move at these lower levels.

$8,000 Tax Credit for Home Buyers

March 4th, 2009 shultz Posted in Home Buyers, Home Sellers, Tax Credit 7 Comments »

Q:

A:

How much is the tax credit?

The tax credit for first time home buyers would be $8,000 or 10% of the purchase price, whichever is less.

Q:

A:

Who and what type of purchase would be eligible?

Similar to the $7,500 tax credit included in the Housing and Economic Recovery Act of 2008, the $8,000 tax credit included in the 2009 economic stimulus plan is available for the purchase of a principal residence by first-time homebuyers.

Q:

A:

What defines a first time home buyer?

According to the Internal Revenue Service, any taxpayer who has not owned a home during the 3 years prior to the date of purchasing a home for use as their primary residence,  can qualify for the credit.

Q:

A:

Do I have to repay the credit?

Absolutely not!  This is a change from the previous $7,500 tax credit. However, if the home is sold within three years of purchase, the credit will be reversed.

Q:

A:

What are the income limitations on the tax credit?

There will be no tax credit for individuals with adjusted gross income over $75,000 ($150,000 for joint filers).

Ocala Real Estate Statistics – December 2008

January 23rd, 2009 shultz Posted in Home Buyers, Home Sellers, Market Updates Comments Off

According to OMCAR (Ocala Marion County Board of Realtors) from the end of December of 2007 to December 31, 2008 the average sales price for residential homes fell from $171,588 to $141,059 for a decrease of 18%.

The average list price fell from $183,489to $153,608 or a decline of 16% for the same 12 months period.

The average price per square foot of living area for residential homes fell from $107 a year ago to $82 by the end of December 2008, for a decrease of 23%.

The median sales price fell from $145,000 to $119,000 for a decline of 18%.

Our MLS has 6723 active residential listings as of the December 1, 2008, which shows a significant decrease in inventory. Inventory has been declining since December 2007. 162 homes sold through the Ocala Marion County MLS in December 08, which is an absorption rate of 27 (which means a home would take 27 months to sell at the current rate of sales).

Even though we still see negative numbers on the yearly comparison, we definitely see improvement in the decreasing numbers. Our inventory has come down from over 8000 in 2006 to 6723 as of the writing of this article, and we actually have sold more homes in December of 2008, than in December of 2007. Buyer interest is definitely increasing. Interest rates are at an all time low dipping below 5% for a 30 year fixed rate. In my humble opinion, I see lots of signs of having reached or being very close to the bottom.  You can see the difference between the December 2008 Ocala Real Estate Statistics and the November 2008 Ocala Real Estate Statistics.

Real Estate Sales – Interactive Map

November 20th, 2008 shultz Posted in Buyers, Home Buyers, Home Sellers, Ocala Area Information, Ocala Communities, Real Estate, real estate information, real estate news Comments Off

A fellow Cyberstar, Rob Levy, (a wonderful group I belong to and network with) sent this to me today and I thought it was very educational and fascinating.

Just by moving your mouse over the interactive map you can see what the median house prices are in different cities all over the USA and how much the market has changed from a year ago.

To view the interactive map just click on this link.

Please notice, even though we have been going through a very tough market in Ocala/Marion County, prices in other Florida Cities, like Miami, have dropped a lot more. Personally, our team has noticed a big increase in activity and sales for the last quarter of this year. There are lots of investment opportunities in Ocala, Florida now and local buyers and investors are noticing the great buys.

Look for my Ocala/Marion County market update for October shortly.

Have a great day,
