<p>According to <a href="http://www.brigitteshultz.com/">OMCAR</a> (Ocala Marion County Board of Realtors) from the end of August of 2009 to September  30th, 2010 the average sales price for <a title="Shultz Team Home Listings" href="http://www.brigitteshultz.com/content/listings.html?ag_id=117818" target="_blank">residential homes</a> fell from $119,921 to $91,722 for a decrease of 24%.  The average list  price fell from $128,521 to 97,415  or a decline of 24% for the same  12 months period.  The average price per square foot of living area for<a title="Shultz Team Home   Listings" href="http://www.brigitteshultz.com/content/listings.html?ag_id=117818" target="_blank"> residential homes</a> fell from $71 a year ago to $57 by the end of September, 2010, for a  decrease of 20%.  The median sales price fell from $103,500 to 76,700  for the same 1 year period for a decline of 26%.</p>
<p>Our <a title="All Ocala Listings" href="http://www.brigitteshultz.com/content/listings.html?ag_id=117818" target="_blank">MLS</a> has 5354 active residential listings as of September 30th, 2010, which shows that <a title="Shultz Team Visual Tours" href="http://www.visualtour.com/inventory.asp?u=5519&amp;mp=10000&amp;ss=0&amp;pt=0,1,2,3&amp;s=bd&amp;fn=rBQnhf+2r1jDR%3F8" target="_blank">inventor</a>y is down since the end of  August, 2010. This is mostly due to several Banks putting a temporary <a title="Hold on Foreclosures" href="http://voices.washingtonpost.com/ezra-klein/2010/10/wonkbook_foreclosures_stopped.html">hold on Foreclosures</a>.  244 residential homes sold through the <a title="Search Ocala  Homes For Sale" href="http://www.theshultzteam.com/" target="_blank">Ocala Marion County MLS</a> in September, 2010,<strong> </strong>this is a slight decrease of  6% from a year ago<strong>. </strong>The  absorption rate (how many months it would take to sell the inventory at  present market levels) fell from 17.7 months a year ago to 17.1 months  in September of 2010<strong>.</strong></p>
<p><a title="Ocala Marion County Market Updates" href="http://ocalarealestateblog.com/category/category/market-updates/" target="_self">The Ocala/Marion County Real Estate Market</a> will continue to absorb the many <a title="Foreclosure Information" href="http://ocalarealestateblog.com/category/category/foreclosure/" target="_self">foreclosures</a> and <a title="Short Sale Information" href="http://ocalarealestateblog.com/category/category/short-sales/" target="_self">short sales</a>. With interest rates dropping to new  historic lows,  we hope to see inventory continue to move at these low  levels. <p>According to <a href="http://www.brigitteshultz.com/">OMCAR</a> (Ocala Marion County Board of Realtors) from the end of July of 2009 to  May 31, 2010 the average sales price for <a title="Shultz Team Home Listings" href="http://www.brigitteshultz.com/content/listings.html?ag_id=117818" target="_blank">residential homes</a> fell from $119,385 to $107,416 for a decrease of 10%.  The average list price fell from $128,535 to 114,313  or a decline of 11% for the same 12 months period.  The average price per square foot of living area for<a title="Shultz Team Home   Listings" href="http://www.brigitteshultz.com/content/listings.html?ag_id=117818" target="_blank"> residential homes</a> fell from $72 a year ago to $64 by the end of July, 2010, for a decrease of 11%.  The median sales price fell from $105,000 to 80,000 for the same 1 year period for a decline of 24%.</p>
<p>Our <a title="All Ocala Listings" href="http://www.brigitteshultz.com/content/listings.html?ag_id=117818" target="_blank">MLS</a> has 5458 active residential listings as of Aug 30th, 2010, which shows that <a title="Shultz Team Visual Tours" href="http://www.visualtour.com/inventory.asp?u=5519&amp;mp=10000&amp;ss=0&amp;pt=0,1,2,3&amp;s=bd&amp;fn=rBQnhf+2r1jDR%3F8" target="_blank">inventor</a>y is up slightly since the end of July, 2010. 261 residential homes sold through the <a title="Search Ocala  Homes For Sale" href="http://www.theshultzteam.com/" target="_blank">Ocala Marion County MLS</a> in July, 2010,<strong> </strong>this is a slight increase of  2% from a year ago<strong>. </strong>The absorption rate (how many months it would take to sell the inventory at present market levels) fell from 18.1 months a year ago to 16.4 months in July of 2010<strong>.</strong></p>

<p>According  to <a href="http://www.brigitteshultz.com/">OMCAR</a> (Ocala Marion County  Board of Realtors) from the end of May of 2009 to  May 31, 2010 the  average sales price for <a title="Shultz Team Home Listings" href="http://www.brigitteshultz.com/content/listings.html?ag_id=117818" target="_blank">residential homes</a> fell from $122,737 to $114,795   for a decrease of 6%, however, the average sales price increased by 1% from April 2010. The average list price fell from $133,110 to122,554  or a decline of 8% for the same 12 months period.  The average   price per square foot of living area for<a title="Shultz Team Home   Listings" href="http://www.brigitteshultz.com/content/listings.html?ag_id=117818" target="_blank"> residential homes</a> fell from $74 a year ago to $68   by the end of May, 2010, for a decrease of 8%.  The median sales   price fell from $105,000 to 92,500 for the same 1 year period for a   decline of 12%.</p>
<p>Our <a title="All Ocala Listings" href="http://www.brigitteshultz.com/content/listings.html?ag_id=117818" target="_blank">MLS</a> has 5330 active residential listings as of June 18th, 2010, which shows that <a title="Shultz Team Visual Tours" href="http://www.visualtour.com/inventory.asp?u=5519&amp;mp=10000&amp;ss=0&amp;pt=0,1,2,3&amp;s=bd&amp;fn=rBQnhf+2r1jDR%3F8" target="_blank">inventor</a>y is up slightly since the end of March, 2010. 304 residential  homes sold through the <a title="Search Ocala  Homes For Sale" href="http://www.theshultzteam.com/" target="_blank">Ocala Marion   County MLS</a> in March, 2010,<strong> this is an increase of  6% from a year   ago. </strong>The absorption rate (how many months it would take to sell  the  inventory at present market levels) fell from 20.2 months a year  ago to  13.4 months in May of 2010<strong>.</strong></p>
